What is AirKeeper's policy regarding contract termination?


AirKeeper's contract terms require a minimum duration of 6 months, with a 90-day written notice period to terminate the contract. During this notice period, owners are restricted from booking stays longer than 7 days consecutively and are limited to a maximum of 7 days per month (totalling 21 nights).

For Ultimate Package clients who have been with us for less than 6 months, there is a $699 fee for listing creation and photography if they decide to terminate.

In cases where existing bookings must be cancelled due to the termination, owners will be subject to a $160 administration fee for each cancelled booking, as well as any penalties imposed by the booking platforms. These penalties may include relocation fee differences or penalties based on the booking's value.

Additionally, if an owner joined under a promotional offer and their property was managed for less than 12 months, they will be responsible for covering the commission shortfall.

In the unlikely event that an owner needs to block their calendar for a period exceeding one week per month or three weeks in total a fee of $500 will apply for each month remaining in the contract if the management duration is less than 6 months and/or less than 90 days' notice is provided.

Owners should note that any owner bookings/blocks of 21 days or more will be considered an early contract termination and fees/termination timelines apply.
