AirKeeper does not directly collect security deposits from guests. Instead, we have implemented a Waiver Fee for each booking, which serves as insurance against accidental damage to the property. Guests are required to acknowledge this fee before check-out, and it covers damages up to a maximum value of $1,000. It's important to note that this Waiver does not provide coverage for malicious damage, damage from pets, additional cleaning costs, or lost keys.
For bookings made through Airbnb, there is also the option to file a claim against guests through the Airbnb Resolution Center. Airbnb can assist in recovering funds from guests for genuine damages and missing items. In certain circumstances, Airbnb may even cover the costs themselves.
For bookings made through all other channels we maintain card details on file and will charge cards accordingly for any damages if necessary. In the unlikely event that a guest's card cannot be charged or a chargeback occurs, the property owner will be responsible for covering the costs.
It's important to emphasise that property insurance is mandatory, and AirKeeper can provide assistance with insurance claims should the need ever arises. This ensures comprehensive protection for property owners and their investments.
